Design & Build vs. Traditional Contracting: Which Is Right for You?

The procurement route you choose shapes cost, programme, risk and quality. We compare the two most common options and when each makes sense.

Before choosing a contractor, owners need to choose how the project will be procured. The two most common routes, traditional contracting and design & build, allocate responsibility and risk very differently.

Traditional contracting

The owner appoints designers to complete the design, then tenders the construction to contractors. This gives the owner strong control over design quality and a clear price comparison at tender. The trade-off is time: construction cannot start until design is largely complete, and design errors or gaps become the owner's risk during construction.

Design & build

One company is responsible for both design and construction under a single contract. Design and procurement can overlap, which shortens the programme, and buildability is considered from the start. The owner has a single point of responsibility, but needs a clear brief and employer's requirements to protect quality.

How to choose

  • Choose traditional when design control and detailed price comparison matter most.
  • Choose design & build when speed and a single point of responsibility matter most.
  • In both cases, invest in a clear brief and independent cost advice.

GES delivers both routes and can also act as your consultant to recommend the best approach for your project, budget and timeline.
